We’re looking for an experienced Estimator to develop accurate, competitive bids for commercial interior construction projects. The ideal candidate has direct estimating experience with drywall, metal framing, acoustical ceilings, commercial flooring, and related interior finishes. This role oversees the estimating process from bid review through proposal submission and project handoff, requiring strong skills in quantity takeoffs, cost analysis, subcontractor pricing, and bid preparation.
Responsibilities
- Develop detailed estimates for commercial interior projects involving drywall, metal framing, acoustical ceilings, flooring, and other interior finish systems.
- Analyze architectural drawings, specifications, contracts, addenda, and bid packages to establish project scope and pricing requirements.
- Perform comprehensive quantity takeoffs and calculate labor, material, equipment, subcontractor, and other project expenses.
- Request and assess subcontractor, supplier, and vendor proposals, comparing pricing and verifying scope coverage through bid leveling.
- Identify missing scope items, exclusions, overlapping responsibilities, constructability issues, and potential cost exposures.
- Establish competitive project pricing using construction requirements, current market conditions, and historical cost information.
- Assemble bid proposals with itemized pricing, scope descriptions, assumptions, exclusions, clarifications, and alternate options.
- Evaluate value-engineering opportunities and propose cost-saving solutions that maintain quality and project specifications.
- Work with Project Managers, field personnel, subcontractors, suppliers, general contractors, and clients to resolve scope questions and confirm pricing.
- Maintain estimating databases, historical cost records, vendor information, bid tracking logs, and supporting documentation.
- Track labor rates, material prices, subcontractor quotes, and market changes to improve estimating accuracy.
- Develop preliminary budgets, negotiated proposals, change-order estimates, and revised bids as project requirements evolve.
- Prepare detailed cost breakdowns, budget assumptions, and scope documentation for successful project handoffs.
- Participate in pre-bid meetings, site visits, post-bid reviews, and scope clarification discussions.
- Manage multiple bids simultaneously, ensuring estimates are complete, accurate, and submitted within required deadlines.
- Identify opportunities to refine estimating workflows, improve pricing methods, and increase overall efficiency.
